Since the coming into force of Bill 122 and the amendments to the Safety Code introduced by Régie du bâtiment du Québec (RBQ), we’ve inspected many building facades and multilevel parking structures throughout Quebec. Bill 122 stipulates that all building owners must regularly inspect building facades and multilevel parking structures. They must see to the completion of any work needed to keep occupants and the public safe and must keep a maintenance log for each building.

What Bill 122 says

Owners or groups of joint owners of a residential or commercial building of five (5) storeys or more are required to have facade verification reports produced every five (5) years beginning on the 10th anniversary of the construction of the building, and to keep the reports on site. The verification process involves an in-depth visual and tactile inspection of exterior surfaces, balconies, balustrades, and other facade components.Verification also includes partial dismantlement and cut tests as needed.

Inspection of multilevel parking structures

What Bill 122 says

Structural concrete slabs and other components of multilevel parking structures must be thoroughly inspected by an engineer every five (5) years. The first inspection must take place between 12 and 18 months after construction is completed. Inspection reports must be kept on site, as required by the Régie.
